A South African firm, Moladi Building Communities and its Nigerian subsidiary has introduced a super low cost housing technology to the market.
Unveiling the over 24-year-old low cost building technology on Thursday in Lagos, the Chief Executive of the firm, Mr. Hennie Botes, said the technology is unparalleled in super low cost housing production.
He said that the technology, which is a plastic concrete formwork system, provides and assists with the full range of requirements involved in the transfer and use of a proven low construction cost housing technology.
He regretted the poor condition of houses that people have had to contend with, especially the urban poor, and confirmed that a house depending on the specifics needed can be built in just a matter of days. Insisting that the technology which has been proved in South Africa, Ghana, Namibia, Botswana, Mozambique, Tanzania, Angola, Panama,Mexico and Haiti, is the best model for low cost housing, he encouraged the government and the private sector to embrace it to give dignity to the poor who live in deplorable housing conditions.
Said he: "We supply housing technology and support transfer of the know-how to empower individuals to achieve worth, by meaningful action to raise those at the "bottom of the pyramid" to a higher level by supplying low cost housing technology with low construction cost and not poor quality".
In Nigeria, for instance, he said that he can deliver 2-wing, 3-bedroom duplex at the cost of N7.4m with the Moladi plastic shutter formwork technology.
Botes said that the reduction of operation required for the production process means less chance of the occurrence of errors, waste and rework which translates to the belief that the fewer the number of operation, the higher the quality of the product and a predictive timeline, resulting in cost savings.
He commended the Nigerian Navy and Air force authorities who have declared their readiness to partner with the firm and used the opportunity to invite other arms of government to come forward to take advantage of the fresh window of opportunity to provide affordable housing to the majority of the people.
On the compatibility of the form work to the Nigerian weather, he said that they do not build any housing unit without carrying out rainwater and sun test. The Moladi boss confirmed that they do not have generic slab but build to specification after the necessary test.
"To get approval to build in South Africa for the number of years we have existed, we had to apply the National Home Building Registration Council for their approval he said.
He stated that the companies’ form work has a thermal property with the capacity to produce heating and cooling properties in tandem with a particular weather in a given region.
Botes revealed that before a housing unit is finally delivered to the owner, the company gives professional indemnity to the client. The key words in Moladi construction is time saving, quality, cheapness and job creation, he said.
